Should You Move To Wellesley or Newton? Find Out Which Town is Right for You in the Boston Suburbs

A question we get often from new home searchers is whether Newton or Wellesley is a better fit.

On Location - Wellesley and Newton are located just outside of Boston. Wellesley is known for its quieter suburban vibe with easy access to the mass pike and 3 commuter rail stations. Newton’s got a bit more of a city feel, with multiple commuter rail stops and better public transit connections with the green line.

Both have top schools. Wellesley edges Newton in the rankings but Newton is narrowly behind. Newton has significantly higher enrollment and two high schools and offers a range of specialized programs.

Wellesley offers a more laid back town and community feel with great parks and trails. Newton has a little more hustle and bustle of a city with more restaurants and coffee shops.

On real estate costs - you’ll find Wellesley with a higher median sale price. BUT Newton has twice the annual sales volume of single family homes every year.

You’ll find more variety in Newton in the housing stock and what village you buy in Newton drastically changes the price you’ll pay for a home.

Both towns are amazing places to live outside of Boston and it’s just finding which one is right for you.
